Technology & AV (and other stuff): What is and isn't included

Since we bough the home in 1987, we have pulled and buried a lot of Ethernet, coaxial cable and underground water lines throughout the home and yard. That's the "backbone" and it's included as part of the real property. Anything that's in the walls or underground is included. That includes the three patch panels in the office, basement closet and upper barn.

The end points, such as computers, TV's, printers and the like are personal property and, as any buyer would know, are not included. But end points like security cameras, access points, and smart devices are also personal property; they are also not included as part of the home purchase. We're willing to talk about selling some of it as a separate agreement. You likely don't want our Echo Dots and smart cubes, but you may want the security cameras, access points and switches. But they require configuration.

If you are knowledgable about networking in general, and Ubiquiti products in particular, you may benefit from purchasing the network equipment to have an in-place system with multiple VLANs for trusted, IoT, security cam and guest purposes. You may have a friend or relative who can help you out. But we can't be your IT resource after the sale. Below are thoughts of what will and won't be included, but the list is not intended to be the full and complete list.

  • In the Gym: the TV, wall mount and security cam DVR will remain, along with the analog cameras for the gym, workshop, garage and front door.
  • In the Den, the TV is not included but we will leave the mount. The two front speakers and two rear speakers will stay. The center channel speaker is not included. The outside speakers will stay. The in-wall speaker/coax/Ethernet jack panel will stay.
  • The pavilion TV is not included, but the wall mount will stay. Ethernet switch, cameras and access points are not included.
  • No modems, routers, Ethernet switches, patch cables, access points, Unifi security cameras or other IP security cameras are included in the real property sale. Ethernet cabling to the switches/cameras/access points will remain to allow for connection to hardware purchased by the new owner. A separate agreement to sell some/all of this would be considered if the buyer assumes responsibility for configuration and use.
  • Smart electrical switches and outlets are included, but will be removed and replaced with appropriately styled "normal" switches/outlets if requested. Purchaser will be responsible for reconfiguring smart devices for their own use.
  • On a similar note, other personal property such as outdoor furniture, lawn and garden equipment, etc. is not included in the sale, but could be purchased separate and apart from the home purchase. While we are down sizing, the future details are uncertain
